More than 80 per cent of BC’s rental apartment buildings are older than 35 years, meaning many could benefit from improved energy-efficiency measures; however, the process of upgrading can be costly or complicated for property managers.

FortisBC’s Rental Apartment Efficiency Program* is designed to help property managers and landlords save money, energy and water through energy-efficiency upgrades, at no cost to the building owners. Through this program, eligible rental apartment building owners, or property managers acting on behalf of owners, can apply for the following at no cost:

  • a building energy assessment conducted by a professional engineering consultant
  • kitchen and bathroom faucet aerators and a water-efficient showerhead directly installed in each unit
  • ongoing professional assistance if you choose to make larger energy-efficiency upgrades such as replacing a boiler or water heater

During the building energy assessment, engineering consultants can identify additional no- and low-cost energy-saving improvements, and can suggest opportunities to upgrade to high-efficiency space and water heating systems via FortisBC’s rebate programs.

Bill Henderson, a partner with Carlisle Management Inc., an investor-owned rental property management company, is aware of the importance of maintaining company assets—both for investor growth and tenant comfort. That’s why he considered this program ideal for Sherwood Park, a 29-unit building Carlisle Management owns in Chilliwack.

Sherwood Park’s suites were upgraded with water-efficient fixtures and a professional engineering consultant performed a no-cost energy assessment of the property, recommending a boiler replacement. FortisBC provided a third-party consultant to design and commission the new high-efficiency boiler, and the upgrade entitled Bill to a $5,900 rebate.

“Why wouldn’t a landlord want to participate?” said Bill. “You improve tenant comfort, reduce energy and water costs and increase the value of your investment.”
