Of all the costs involved in operating a building, space and water heating represent about half of the energy used in the average commercial property, according to Natural Resources Canada. If you own or manage a lot of buildings, like Gateway Property Management does, the costs of maintaining older equipment and keeping your tenants satisfied with heat and hot water can add up quickly.

To help building owners and businesses upgrade to high-efficiency equipment, FortisBC offers rebates of up to $45,000 on natural gas boilers and up to $15,000 for commercial water heaters, as well as custom programs for new construction and renovation projects. Owners and property managers of residential buildings with nine or more units can also take advantage of the Rental Apartment Efficiency Program, which offers a free professional energy assessment of the building and free installation of water-efficient showerheads and faucet aerators in each unit.

Scott Ullrich, CEO of Gateway Property Management, has signed up more than 50 apartment buildings in BC to receive free energy assessments and upgrades through this program. In addition, Gateway has received continued support to get rebates on high-efficiency boilers. “The program allowed us to make energy-efficiency improvements much sooner than would have happened otherwise,” said Ullrich. “We were also able to have larger upgrades of our boilers and water heating systems. We received support from start to finish, from the team at FortisBC, and the contractors.”

Participating apartment buildings in FortisBC’s electricity service area in the Southern Interior of BC can also receive up to 10 free LED light bulbs per unit and support to access FortisBC rebates on commercial electric equipment such as LED lighting for common areas, HVAC equipment, controls and more.

With more than 3,300 Gateway units upgraded with new fixtures and boiler upgrades at several properties, savings are estimated at 24,000 gigajoules of natural gas, 24,000 kWh of electricity and 25 million litres of water. But perhaps the best result is the high marks for satisfaction. “Our residents were quite happy with the water and the new fixtures. Our clients were exceptionally happy about the cost benefits of their energy savings and their water consumption,” said Ullrich.
